- Pergolas and gazebos: Open‑sided structures may be allowed in setback zones if not enclosed and within height limits. Keep clear of easements and neighbor windows.
- Built BBQs/outdoor kitchens: Maintain safe clearance from boundaries and any glazing. Provide proper ventilation and fire‑safe materials.
- Trees: Allow space from walls and underground services. Use root barriers for aggressive species. Avoid planting tall trees that overlook neighbors right on the boundary.
- Planters and level changes: Do not raise ground levels against boundary walls. Use proper retaining and drainage so water does not push into neighboring plots.
- Equipment: Keep pumps, filters, and A/C compressors accessible and away from bedroom windows to reduce noise.
- Front setback: Keep major structures at least 1.5 meters from the front boundary. This includes pergolas, gazebos, and raised planters over 60cm high.
- Side setbacks: Maintain 1 meter clearance from side boundaries for any permanent structures. Trees need even more space – we’ll cover that below.
- Rear setback: Usually 2 meters, but this varies by community. Emirates Hills requires 3 meters, while some areas in Jumeirah allow 1.5 meters.
